Chino Hills Neighborhoods
Chino Hills is a great place to call home – full of beautiful hills, friendly neighborhoods, and excellent schools. With hiking trails, parks, shopping, and easy freeway access, it’s where scenic peaceful neighborhoods meet out door activities and practical city access. From quiet suburban streets, to condos, to upscale gated communities, Chino Hills offers a variety of homes for every lifestyle. As someone who was born and raised here and still lives here now, I know the area inside and out and can help you find the right spot to call home. Here I’m going to describe the different neighborhood areas in Chino Hills.North

Carbon CanyonNorth Chino Hills
When looking at a map, this area would include the neighborhoods surrounding Veterans Park and everything going north to the 60 Freeway. Most of this area was developed in the 1990’s, with some of the neighborhoods here being built in the 1980’s. Most of the homes are single family homes, though there are a handful of condo communities. Square footage varies from the low 1000’s up to the 3000’s, with a small number above 3000 square feet. Most of the homes fall into the 2000 square foot range, and most of them are 2 story. 4 bedrooms and 3 bathrooms is the most common combination. Prices range from $900,000 to around $1,500,000 with most properties falling in the $1,100,000 to $1,300,000 range. Condo prices range from $500,000 to $700,000 with 2 bedrooms and 2 bathrooms being the most common setup. There are numerous hiking trails in the area. Follow this link to the city website to explore the different trails. Eucalyptus Trail is a very popular trail that starts at the Chino Hills Community Park. It’s slightly challenging but short enough that it won’t take hours. English Springs Park is known for it’s large pond and it attracts a lot of ducks. It’s very picturesque and you know when it’s time for Homecoming & Prom because English Springs Park is where a lot of the kids go to get there photos taken. You’ll see them crossing the street from the park to the Stater Brothers parking lot all dressed up fancy. Up the hill is Grand Avenue Park. Here you’ll find a roller hockey rink that’s shared with pickleball courts. There’s also basketball courts and soccer fields. Veterans Park has it’s popular Concerts in the Park series in Summer where you can go enjoy a free outdoor concert on Wednesday evenings in summer. The Shoppes is an outdoor mall with lots of restaurants and shops and it also has community events throughout the year. Their Halloween event is a lot of fun for families, and there’s a farmers market here on Wednesdays. North Chino Hills is also where our Costco is at. As a Chino Hills Realtor I like this area because it’s close to shopping and the freeways and it has a lot of activities available.
Pro Tip: Costco at 2pm has less of a crowd, that’s when the parents are picking up there kids from school.
Central Chino Hills
This area encompasses both sides of Peyton Drive south of Chino Hills Parkway and going east towards Pipeline Avenue. I will also include the neighborhood just north of Chino Hills Parkway between Peyton & Pipeline where all of the streets are named after flowers. The area between Peyton & Pipeline was built mostly in the 1970’s & 1980’s. Home sizes range from 1000 square feet to 2500 square feet with most falling between 1300 to 1800 square feet. A lot of houses have a 3-4 bedroom and 2 bathroom mix. There are also a lot of single story homes in this area. Lot sizes in this area tend to be a little larger than your average community which is a real plus. Prices range from $700,000 to $1,100,000 with premium homes going higher and the average prices being in the $800,000 – $900,000’s. I really like this area for the quality of home that you get for your money. On the west side of Peyton most of the houses were developed in the late 1980’s and most are 2 story. Sizes range from 1200 to 2500 square feet with 1700 to 2200 being common. A 4 bedroom 3 bathroom home is very common in this area. Lot sizes tend to be smaller than on the other side of Peyton. Prices here range from $700,000 to $1,200,000 with a lot of homes falling in the $900,000’s. This area of Chino Hills is lined with trees everywhere. The neighborhoods are well established and scenic. There are plenty of walking trails around here and what sets them apart from the trails in North Chino Hills is these trails offer lots of shade from all of the huge trees. As a Chino Hills Realtor I like this area because it’s well established and I think it has the sweet spot for price and value.
Pro Tip: My favorite thing to do here is to start at Peyton and walk the path through Hollow Run Park and then jump over and walk through Eucalyptus Park. If you’re feeling ambitious you can continue through Strickling & Hickory Creek Parks too.
Los Serranos
Los Serranos is the area east of Pipeline Ave to the 71 Freeway and south to Soquel Canyon Parkway. This is one of the oldest parts of Chino Hills. Houses were built from the 1930’s and there are even some newer 2000’s builds. Most of the houses were built from the 1950’s to the 1980’s. The majority of them are single story. Square footage varies from under 1000 to over 2000, with most homes falling in the 1100 – 1500 square foot range. 3 bedrooms and 2 bathrooms is the most common setup. Prices range from $400,000 (very small and in disrepair) to the low $1,000,000’s (the newer builds). Most properties fall in the $600,000’s & $700,000’s making this the most affordable are in Chino Hills. A major draw in Los Serranos is the Los Serranos Golf Club which is open to the public and is also available as a wedding venue. As a Chino Hills Realtor I like this area because it’s one of the most affordable areas in Chino Hills.
Pro Tip: This is a great area for first-time homebuyers looking to get into the market at a more affordable price range. There’s a good mix of homes that have already been updated and are move-in ready, and also homes that are in good shape but our outdated or need cosmetic repairs for those who want to put in some sweat equity. Butterfield
Butterfield is the south end of Chino Hills stretching from Soquel Canyon Parkway down to Euclid Ave along the 71 Freeway. Houses started being built here in the late 1980’s well into the 2000’s and there is still new construction going on from time to time. This is definitely the newer section of Chino Hills. Square footage varies from the mid 1000’s up to the high 3000’s, with most properties on the larger side in the 2000’s and 3000’s. 4 bedrooms and 3 bathrooms along with 5 bedrooms and 3 bathrooms are the most common bed & bath combinations. Prices range from the $700,000’s for the smallest houses up to the high $1,000,000’s for the biggest properties with the best views. The majority of properties fall in the $900,000’s to $1,100,000’s price range. One of the main draws in Butterfield is the Chino Hills State Park. There are miles of trails and beautiful scenery. As a Chino Hills Realtor I like this area because it’s newer and many homes have exceptional views in this area.
Pro Tip: Go to the State Park on a weekday. The weekends can get crowded and there’s pretty limited parking.
Carbon Canyon
Go to the intersection of Chino Hills Parkway and Carbon Canyon Road, head south on Carbon Canyon Road and anything off of that road is considered Carbon Canyon. Properties date back to the early 1900’s up to the 2000’s with new construction still taking place. Most of the houses fall in the 1970’s to 1980’s but there is a good amount of homes from the 2000’s. Home sizes vary from under 1000 square feet for the older homes up to enormous homes over 10,000 square feet. Most regular homes fall in the 2000 square foot range. Prices range from $500,000’s to the $3,000,000’s with a handfull selling for more than $4,000,000. Regular homes range from the $800,000’s to the $1,100,000’s. Larger newer homes range from $1,500,000’s to the $2,000,000’s with really exquisite homes going beyond that. Carbon Canyon really is a hodge-podge area. It offers convenient access to Orange County when there’s no traffic. With Carbon Canyon Road being one lane each way and also a route that commuter’s take to avoid freeways, the traffic can be pretty slow in rush hour. There’s lot’s of natural beauty in this area and it’s somewhat off the beaten path compared to your typical track neighborhood. As a Chino Hills Realtor I like this area because it is so quirky and unique.
Pro Tip: Plan your grocery shopping wisely, if you forget an item for dinner and you need to go to the store at 5pm to get it, that shopping run may take a while.
